Why does Sarasota County grow only when people move in?

Because deaths outnumber births by about two to one. Between July 2024 and July 2025 the county recorded 3,061 births and 6,320 deaths, a natural decrease of 3,259, yet it still grew by 3,969 because net migration added 7,341 people (Census Population Estimates, 2025). By our sort of the same file, that natural decrease was the second-largest of the 3,144 counties in the country, behind Pinellas (Census Population Estimates, 2025).

Migration did all of the work. Of that year's 7,341 net arrivals, 6,053 came from elsewhere in the country and 1,288 from abroad (Census Population Estimates, 2025). The longer run tells the same story: by our sums of the same estimates, natural change from April 2020 to July 2025 was minus 19,622, against net gains of 56,417 through domestic moves and 9,897 from abroad (Census Population Estimates, 2025).

The county stood at 479,958 residents on July 1, 2025, up 10.59% from its 2020 estimates base of 434,008, and by our sort it is the 15th most populous of Florida's 67 counties (Census Population Estimates, 2025). The growth is real, but every bit of it arrived from somewhere else.

The age profile explains the deaths. The Census Bureau's 2020-2024 survey puts the county's median age at 57.4 and its share of residents 65 or older at 37.5%, and by our sort it is the third-oldest of Florida's 67 counties by median age, after Sumter at 68.5 and Charlotte at 59.9 (Census American Community Survey, 2024). Venice is older still, with a median age of 69.2 and 61.4% of residents aged 65 or older, against a statewide median of 42.6 (Census American Community Survey, 2024).

In our reading, two things follow for a local business. A steady share of the county's customers are newcomers with no relationship yet with any local firm, so every search they run is a first introduction, and a large share are past 65. We recommend pages that name the people behind the work, show a real local address, answer a newcomer's practical questions plainly, and are easy to read and easy to call from on any screen. A newcomer cannot ask a neighbor of thirty years who to hire, so the page has to do that job.

Why is North Port, not Sarasota, the biggest city in the county?

Because it has grown far faster. The Census Bureau estimates North Port at 96,551 residents on July 1, 2025 and the City of Sarasota at 58,458, which by our math makes North Port 65% larger (Census Population Estimates, 2025). North Port grew 28.72% from its 2020 estimates base, against 6.58% for the City of Sarasota, while Venice grew 19.64% to 30,477 (Census Population Estimates, 2025).

By our sort of the 59 Florida cities that had at least 50,000 residents in the 2020 estimates base, a cutoff we chose, North Port's growth rate ranks second, behind Port Saint Lucie at 30.87%, and its gain of 21,542 people ranks eighth among all Florida cities (Census Population Estimates, 2025).

The federal metro area carries North Port's name first. The Census Bureau's North Port-Bradenton-Sarasota metropolitan statistical area is Sarasota and Manatee counties together, 948,158 people in 2025, up 13.73% since 2020, and by our sort it ranks 61st of 387 metro areas by size and seventh for growth among the 111 with at least 500,000 people (Census Population Estimates, 2025).

Manatee is the faster-growing half. Manatee County reached 468,200, up 17.13% since 2020, and added 9,244 people in the year to July 2025, about 2.3 times Sarasota County's 3,969 by our math (Census Population Estimates, 2025). Bradenton slipped from 58,333 to 58,014 that year, so by our sort the City of Sarasota and Bradenton now sit 55th and 56th among Florida cities (Census Population Estimates, 2025).

The media market points north, too. The Federal Communications Commission's public file lists the Nielsen market of WWSB, a station licensed to Sarasota, as "Tampa-St. Pete (Sarasota)", the same market it lists for WFLA-TV in Tampa, while the Fort Myers stations WINK-TV and WBBH-TV are listed in "Ft. Myers-Naples" (FCC public inspection files, 2026). The record does not say which counties belong to each market, so this guide claims no more than the stations' own entries.

For a business, the lesson is that "Sarasota" on a web page does not describe the county. A company that serves North Port, Venice and Bradenton as well as the city should say so by name, place by place, with work it can show in each, because a customer in North Port lives in the county's largest city, not in a suburb of Sarasota. A firm that markets itself from Fort Myers or Naples is also reaching Sarasota from outside its television market, which is why this guide is built from Sarasota and Manatee sources rather than Naples ones.

Why are about half the homes on Siesta Key and Longboat Key seasonal?

Because the keys are where second homes gather. In the Census Bureau's 2020-2024 survey, by our math, 52.0% of housing units in the Siesta Key census-designated place and 49.6% on Longboat Key are held for seasonal, recreational or occasional use, against 15.1% for Sarasota County and 7.8% for Florida (Census American Community Survey, 2024). Those are counts of homes, not of people.

The pattern runs down the coast. By our math from the same survey, 40,327 of Sarasota County's 266,492 housing units are seasonal, and so are 22.5% of the units in the City of Venice, against 14.5% in the City of Sarasota and 7.5% in North Port (Census American Community Survey, 2024). The survey publishes no count of seasonal residents, and we found no official one, so this guide offers none.

Income follows the shoreline. The survey puts median household income at $158,030 on Longboat Key and $115,854 in the Siesta Key area, against $83,416 for Sarasota County and $74,568 for Florida (Census American Community Survey, 2024). Small places carry wide margins of error, plus or minus $13,671 for Siesta Key, so we do not rank them against each other (Census American Community Survey, 2024).

Owners dominate the keys: 93.6% of occupied homes on Longboat Key and 92.6% in the Siesta Key area are owner-occupied, and the median age is 71.2 on Longboat Key and 66.3 in Siesta Key (Census American Community Survey, 2024). Inland, North Port's owner rate is 80.9% and the City of Sarasota's is 57.5%, so the city holds far more renters than the keys do (Census American Community Survey, 2024).

Longboat Key is also cut in two by the county line. The Census Bureau's estimates place 4,634 of the town's residents in Sarasota County and 2,725 in Manatee County in July 2025, out of 7,359 (Census Population Estimates, 2025).

For a business that serves the keys, a home that sits empty for part of the year still has an owner who needs it looked after. In our reading, that owner is often somewhere else when the work is booked, so pages that explain how a job gets done while the owner is away, who holds the key, and how the owner sees the finished result answer a question a year-round resident never asks. A Longboat Key business also has to say which county it is in, because the town sits in both.

Why do professional firms outnumber builders in Sarasota County?

Because the county's most common business location is an office. In 2023, professional, scientific and technical services had 2,199 employer establishments in Sarasota County, ahead of construction at 2,126, health care at 1,862 and retail at 1,755, by our sort (Census County Business Patterns, 2023). Across the line in Manatee County, construction leads instead, so the two counties do not share one business profile.

The same file counts 15,989 employer establishments in Sarasota County with 162,310 paid employees in mid-March, and 11,176 establishments in Manatee (Census County Business Patterns, 2023). It leaves out government and the self-employed, so it undercounts one-person firms.

By headcount the order changes. In 2025 the largest private sectors were health care and social assistance with 37,844 jobs, retail with 26,449, accommodation and food services with 22,321, construction with 18,823 and professional services with 13,605 (Bureau of Labor Statistics, 2025). Across all ownerships the county averaged 194,499 covered jobs at an average annual pay of $67,603, with employment up 2.3% over the year (Bureau of Labor Statistics, 2025).

Some industries run far above their national share. By the federal location quotient, architectural and structural metals manufacturing holds 5.06 times its national share of private jobs in the county, with 2,619 jobs, and continuing care retirement communities and assisted living 3.56 times, with 4,532 (Bureau of Labor Statistics, 2025). Building foundation and exterior contractors run at 3.02 times and construction as a whole at 1.83 (Bureau of Labor Statistics, 2025). The federal file names no employers, so we tie none of those figures to a company.

The largest single employer is a public hospital system. The county's 2025 financial report lists Sarasota Memorial Hospital first with 10,753 employees, 5.59% of county employment, ahead of the School Board at 6,642, Publix at 4,576 and county government at 2,879 (Sarasota County ACFR, 2025). In the same table for 2016, Sarasota Memorial had 3,958 employees and ranked second, behind the School Board (Sarasota County ACFR, 2025). PGT Innovations is sixth on the 2025 list, with 1,349 employees (Sarasota County ACFR, 2025).

Sarasota Memorial describes itself as a public system governed by an elected board, with an 897-bed flagship campus and more than 10,000 staff, and says its Venice hospital, which opened in fall 2021, doubled its capacity in 2024 to 212 private rooms (Sarasota Memorial Health Care System, 2026). The county report and the hospital count staff on different bases, so we quote each in its own sentence.

For a law firm, accounting practice, clinic or consultant, those counts mean a crowded field of nearby offices, and a medical practice near either hospital is also competing with the health system's own pages. Our advice is to compete on what a reader can check: named professionals and their credentials, the services actually offered, and a Google Business Profile in the narrowest category that is true.

How much of Sarasota's economy runs on stages and museums?

More than its size would suggest. In 2025, performing arts companies held 4.12 times their national share of private jobs in Sarasota County, with 687 jobs at 36 establishments, by the federal location quotient (Bureau of Labor Statistics, 2025). Arts, entertainment and recreation as a whole ran at 1.80 times the national share (Bureau of Labor Statistics, 2025). Florida law also names a Sarasota museum the state's official art museum.

The designation is written into statute: "The John and Mable Ringling Museum of Art is designated as the official Art Museum of the State of Florida" (Florida Statutes 1004.45, 2026). In the visitor bureau's 2025 survey, 23% of visitors went to the Ringling Museum of Art and 5% to the Van Wezel Performing Arts Hall (Visit Sarasota County, 2025).

The arts sector spends heavily and its audience travels. The Americans for the Arts study for the county reports $342,685,487 in total industry expenditures by nonprofit arts and culture organizations and their audiences in fiscal 2022, which is spending, not economic impact; the study reports impacts separately, including 5,262 jobs (Americans for the Arts, 2023). Of 2,311,900 attendees, 1,098,152, or 47.5%, came from outside Sarasota County (Americans for the Arts, 2023).

Visitors spend more per outing. Nonlocal attendees spent $60.13 per person per event against $33.60 for residents, nearly 80% more (Americans for the Arts, 2023). The study rests on a survey in which 57 of 209 eligible organizations took part, a 27.3% participation rate, and it says itself that response rates below 100 percent suggest its findings are understated (Americans for the Arts, 2023).

The arts are a smaller share of why visitors come than of what they do once here. Only 2% of visitors in the bureau's survey named culture or the performing arts as the purpose of their trip, against 64% who came on vacation (Visit Sarasota County, 2025). In our reading, that makes the arts a reason to stay longer and spend more rather than the reason to book.

The season has fixed dates. The Sarasota Opera opens La traviata on February 6, 2027, and its Opera Lovers Weeks, when all four winter productions play within a few days, run March 2 to 14 (Sarasota Opera, 2026). For restaurants, galleries, hotels and services near the venues, the useful pages are tied to those dates, live and indexed weeks before the first performance, and written for a visitor planning from out of town as well as for a resident with a season subscription.

What did Sarasota's tourism bureau find when AI tools began answering travelers?

That its own website was losing visits to the answers. Visit Sarasota County reports that virtual views and visitor guide orders fell from 22,627 to 13,758, down 39.2%, a decline it attributes to reduced website traffic "as search engines and AI tools now provide information directly to users" (Visit Sarasota County, 2026). Its response was to rewrite its top pages for AI-driven search.

The bureau's annual report says it "Updated top website pages so VSC content is accurately discovered and reflected in AI-driven search results." For a guide about search, that is a rare document: a public agency stating in its own annual report that AI answers are taking visits from its site, and changing its pages in response.

Visitors still plan online. In the bureau's 2025 visitor survey, 79% consulted the internet while planning, up from 74%, and the internet sources named most often were personal social media at 62%, traveler reviews or blogs at 43% and Tripadvisor at 41%, with the bureau's own VisitSarasota.com at 23% (Visit Sarasota County, 2025).

By the bureau's estimates, the county drew 2,710,700 visitors in fiscal 2025, down 6.3%, who spent $2,370,201,800 directly, and the bureau says the year was shaped by the hurricanes and the recovery from them (Visit Sarasota County, 2025). Paid lodging ran at 63.3% occupancy, down from 64.8%, at an average room rate of $280.27, up 6.7% (Visit Sarasota County, 2025).

Most visitors go to the same few places. Saint Armands Circle drew 56% of them, the Mall at University Town Center 27% and Marie Selby Botanical Gardens 15%, and by area 67% visited downtown Sarasota, 58% Lido Key and 56% Siesta Key (Visit Sarasota County, 2025).

They come from the Midwest and the Northeast, not from Naples. Midwesterners made up 28.2% of paid-lodging visitors and Northeasterners 25.7%, the New York City market alone supplied 7.0%, and the Fort Myers-Naples market 1.3% (Visit Sarasota County, 2025). Of visitors who flew, 52% landed at Sarasota Bradenton International and 25% at Tampa International (Visit Sarasota County, 2025).

The lesson for a local business is concrete. If the county's own tourism site is losing visits to AI answers, a restaurant, charter or gallery cannot count on visitors clicking through either. The fix is the one the bureau chose: make the facts an AI engine would quote, such as hours, location, prices and what makes the place distinct, plain and current on your own pages and listings, so the answer that appears names you correctly.

Which Sarasota landmarks sit in Manatee County, or in no city at all?

More than most visitors would guess. By the Census Bureau's geocoder, Sarasota Bradenton International Airport and the USF Sarasota-Manatee campus sit in unincorporated Manatee County, the Mall at University Town Center in unincorporated Sarasota County, and CoolToday Park, despite a Venice mailing address, inside the City of North Port (Census Geocoder, 2026). The map below pins 30 places, each with the municipality it sits in.

The airport is the busiest example. The Sarasota Manatee Airport Authority reports a record 4,514,781 passengers in 2025, up 6.34% from 2024 (Sarasota Manatee Airport Authority, 2026). Its busiest month on record was March 2025, with 597,796 passengers (Sarasota Manatee Airport Authority, 2025).

Two of the south county's largest workplaces carry North Venice mailing addresses but sit inside Venice city limits: Sarasota Memorial Hospital-Venice and the PGT Innovations headquarters (Census Geocoder, 2026). CoolToday Park, the Atlanta Braves' spring training home since 2019, is in North Port by both the team's own description and the geocoder (Atlanta Braves, 2026).

Lakewood Ranch's Census area, its Main Street and Lakewood Ranch Medical Center all geocode to Manatee County, though the community's stewardship district reaches into Sarasota County as well (Census Geocoder, 2026). Nathan Benderson Park, which describes itself as a 550-acre park around a 400-acre lake, is in unincorporated Sarasota County (Nathan Benderson Park, 2026).

Inside the City of Sarasota sit the Ringling, New College of Florida, Ringling College of Art and Design, the Van Wezel, Marie Selby Botanical Gardens, Mote Marine Laboratory, Ed Smith Stadium and Sarasota Memorial's flagship hospital (Census Geocoder, 2026). Siesta Key is unincorporated, and so is Siesta Beach, which the geocoder places just outside the Siesta Key census-designated place.

The municipality decides which business tax, sign code and permits apply, and whether a page that says a business is "in Sarasota" is accurate. A company at University Town Center, for example, sits outside every city, which matters for the business tax question in the rules section below. We check each address against the Census geocoder before it goes into a profile. Two corrections from our earlier map: the University Town Center pin had sat about 445 meters west of the mall and now sits on it, and the card once labeled Venice is now labeled downtown Venice, where its pin always was.

How did Milton's landfall on Siesta Key reshape the county's year?

It cut into the visitor year and reset the coast. Hurricane Milton made landfall on Siesta Key at 0030 UTC on October 10, 2024 as a Category 3 hurricane with 100-knot winds, by the National Hurricane Center's report, and pushed water 4 to 6 feet above ground from Longboat Key to Venice (NHC Milton report, 2025). Helene's surge had struck the same coast two weeks earlier.

The report says Milton brought hurricane conditions from Clearwater Beach and Tampa southward across Sarasota to near Venice, with surge of 6 to 9 feet above ground from Venice south to Boca Grande (NHC Milton report, 2025). A sensor on Longboat Key measured 5.04 feet above mean higher high water (NHC Milton report, 2025). The National Centers for Environmental Information put Milton's damage in the United States at $34.3 billion, almost all of it in Florida (NHC Milton report, 2025).

Helene came ashore far to the north, in the Big Bend, but its surge reached 5 to 7 feet above ground from the Anclote River south to Longboat Key, and a USGS sensor on Longboat Key measured 6.68 feet above mean higher high water (NHC Helene report, 2026). The report describes Anna Maria Island as heavily damaged, cites media and emergency-manager estimates that 90 to 95 percent of the structures on Bradenton Beach were destroyed, and says the surge damaged numerous structures in Sarasota County's coastal areas, where dozens of rescues took place (NHC Helene report, 2026).

Two years earlier, Ian sent the Peace and Myakka rivers to record crests, and its report notes that a portion of Interstate 75 in southern Sarasota County was shut down by flooding from the Myakka River (NHC Ian report, 2026).

The storms show up in the tourism figures. The bureau's annual report flags its October to December 2024 quarter as affected by Helene and Milton, with lodging occupancy of 58.4% that quarter (Visit Sarasota County, 2026). Its full-year count of 2,710,700 visitors was down 6.3%, and it attributes the year's results to the hurricanes and the recovery (Visit Sarasota County, 2025).

The Atlantic hurricane season runs June 1 to November 30 and peaks around September 10 (NHC climatology, 2026). For a business, the practical lesson is to keep hours, service areas and temporary closures current on every listing the day conditions change, and to keep storm pages factual rather than alarming. Contractors who repair storm damage should print their license number on every page and ad, as state law requires and the rules section below explains, and never trade on a disaster with invented urgency.

Why are more new single-family homes going up across the Manatee line?

Because that is where the permits are. Manatee County authorized 7,014 single-family homes in 2025, up 24.6% from 5,630, second in Florida after Lee County, by our sort (Census Building Permits Survey, 2025). Sarasota County authorized 4,283, down 18.6% from 5,259 the year before (Census Building Permits Survey, 2025). The two counties now build at very different speeds.

Sarasota County's 6,627 authorized units in 2025 included 2,212 in buildings of five or more units, and by our math the average reported construction value per single-family permit was $457,046, sixth highest among the 29 Florida counties with at least 1,000 single-family permits, a cutoff we chose (Census Building Permits Survey, 2025). That is permit-reported construction value, not a sale price. Manatee authorized 11,015 units in all (Census Building Permits Survey, 2025).

Lakewood Ranch is the best-known reason. RCLCO's annual ranking puts it second among the country's master-planned communities in 2025, with 2,085 sales, behind The Villages at 3,611 (RCLCO, 2026). RCLCO calls it "Lakewood Ranch in Sarasota, Florida", but the Census Bureau's Lakewood Ranch census-designated place lies in Manatee County.

Its governance crosses the line by law. The Legislature created the Lakewood Ranch Stewardship District by a special act "relating to Manatee and Sarasota Counties," because, in the act's words, "current general law prohibits the establishment of a community development district transcending county boundaries" (Laws of Florida, 2005).

The Lakewood Ranch census area counts 17,888 households, 80.0% of them owner-occupied, with a median age of 53.5 and a median household income of $122,925 (Census American Community Survey, 2024).

New homes fill with households that have no plumber, dentist or pool service yet. A business that serves Lakewood Ranch should say which side of the county line it works on, keep its address and service area identical across every listing, and treat Manatee and Sarasota as two counties in its citations rather than letting one stand in for the other.

When does the Sarasota year peak, and which dates move demand?

From January to March. In the visitor bureau's fiscal 2025 figures, paid lodging ran at 78.9% occupancy in that quarter at an average daily rate of $330.07, against 49.2% and $242.98 in July to September (Visit Sarasota County, 2026). Spring training, the winter opera festival and the airport's busiest month on record all fall inside that window, and hurricane season covers the trough.

The bureau reports by fiscal quarter, starting October 1, so its second quarter is January to March; we map the quarters to months. Visitor spending in paid lodging reached $559,303,200 that quarter, against $295,957,500 in July to September (Visit Sarasota County, 2026). The bureau itself says it runs seasonal campaigns "to drive visitation beyond peak months."

The Baltimore Orioles open their 2027 spring schedule at Ed Smith Stadium on Friday, February 19, against the Atlanta Braves, with 15 home games and the last on March 19 (Baltimore Orioles, 2026). The Braves train at CoolToday Park in North Port; we found no 2027 home schedule from the team itself, so this guide lists none. In the bureau's survey, 2% of visitors named spring training as the purpose of their trip and 4% visited Ed Smith Stadium (Visit Sarasota County, 2025).

The Sarasota Opera's fall production, Hansel and Gretel, runs October 30 to November 14, 2026, and its 2027 Winter Opera Festival runs from February 6, when La traviata opens, to March 21, when Jenůfa closes (Sarasota Opera, 2026). The Sarasota Film Festival returns April 9 to 18, 2027 (Sarasota Film Festival, 2026).

Red tide is the coastal risk no calendar can fix. The Florida Fish and Wildlife Conservation Commission says red tides are most common off the central and southwestern coasts of Florida between Clearwater and Sanibel Island, a stretch that includes Sarasota, and that they most often form in late summer and early fall and persist through winter to spring (FWC, 2026). Its status update for October 16, 2026 reported K. brevis at background concentrations in and offshore of Sarasota County, and its sampling map, which shows the last eight days, is updated daily (FWC, 2026).

Publish ahead of the dates. Winter and spring training pages belong online and indexed in the fall, opera season pages before the October production, and storm and red tide pages should be accurate before anyone needs them. The slow late-summer weeks, which fall inside hurricane season, are the time to repair the site and write for the winter.

Which business taxes and sign rules still apply in Sarasota after the 2024 repeal?

City taxes and city sign rules still apply, but the county business tax is gone. Sarasota County's commissioners voted on July 9, 2024 to repeal it, and unincorporated Manatee County has no local business tax receipt either, so outside city limits neither county now levies one. This is a plain-English summary, not legal advice; check each rule with the office that enforces it.

The Sarasota County Tax Collector says the commission "voted to repeal the County Business Tax July 9, 2024; therefore, the County Business Tax will no longer be collected," with one exception: the tax on attorneys continues, because it falls under a special act and funds the Law Library (Sarasota County Tax Collector, 2026). Businesses inside Longboat Key, North Port, Sarasota or Venice may still owe that city's own tax, and businesses must still file a tangible personal property tax return with the Property Appraiser. Older pages that still say the county tax is due September 30 are out of date.

Manatee County's 311 service says unincorporated Manatee County does not have a Local Business Tax Receipt, previously known as an occupational license, and does not expect to require one in the near future (Manatee County, 2026). We did not confirm which Manatee cities levy their own, so check with the city where you operate.

Inside City of Sarasota limits, the city says businesses and licensed professionals must pay a business tax. Its certificates run from October 1 to September 30, a courtesy notice goes out in July with the renewal amount, payment is due by September 30, and a new business first pays $50.00 for a zoning review (City of Sarasota, 2026). Florida's statute sets that calendar statewide, with a 10% penalty for October and 5% for each month after (Florida Statutes 205.053, 2026).

The city's sign code, Article VII of its zoning code, requires a permit for nearly every sign and triples the permit fee for a sign put up before its permit is issued (City of Sarasota Zoning Code, 2026). It bans signs in the right-of-way and on public property, revolving or animated signs, signs on utility poles or trees, roof signs, off-site signs and wind signs, which it defines to include banners, balloons, streamers and rotating devices that move in the wind; in our reading that covers feather flags.

Each business may have one A-frame sign, on private property, during open hours, less than four feet high and less than 18 by 24 inches per face, and downtown the limits tighten: in the DTN district A-frames and window signs are prohibited, and in the DTNE, DTE, DTC and DTB districts window signs may cover no more than 20 percent of any single pane (City of Sarasota Zoning Code, 2026). The code states its purpose plainly: "As a city whose economic well-being relies in part on tourism, it is in the best interest of the citizenry that the natural beauty of the city be preserved." We did not review the sign rules of unincorporated Sarasota County, North Port, Venice, Longboat Key, Bradenton or Manatee County.

For contractors, state law requires the registration or certification number "in each offer of services, business proposal, bid, contract, or advertisement, regardless of medium" (Florida Statutes 489.119, 2026), which in our reading includes a website, a Google Business Profile and social posts. Trading under a name other than your legal name requires registering it with the state first (Florida Statutes 865.09, 2026). We put the license number on every page and listing we build for a contractor.

What does a Sarasota County campaign cost each month, and when does it move?

Most local campaigns we take on in Sarasota and Manatee run $1,200 to $3,500 a month (SEO Elite Agency pricing, 2026).
