Home Watch Company SEO for the Homes That Sit Empty Half the Year
Home watch company SEO in Southwest Florida is marketing to people who are not here. The buyer is an owner in Ohio or Ontario searching for someone trustworthy to walk through a Naples or Fort Myers home while it sits empty. The company that wins that search explains exactly what it does, what it does not do, and why the owner can trust a stranger with the keys.

SEO Elite Agency builds that for home watch companies across Naples and Southwest Florida, month to month, starting with a free audit.

How Many Southwest Florida Homes Sit Empty Part of the Year?
The Census Bureau counts 59,512 housing units in Collier County and 79,437 in Lee County as vacant "for seasonal, recreational, or occasional use" (U.S. Census Bureau, 2024). Together that is about 139,000 homes whose owners usually live somewhere else (U.S. Census Bureau, 2024), each a potential home watch client.
Start with the market, because it is larger than most home watch owners realize and it can be measured.
In the American Community Survey 2020 to 2024 five-year estimates, the Census Bureau counts housing units that are vacant "for seasonal, recreational, or occasional use" (U.S. Census Bureau, 2024), meaning the occupants usually live elsewhere. Collier County has 59,512 such units out of 239,406 housing units in total, and Lee County has 79,437 out of 441,194 (U.S. Census Bureau, 2024). By our arithmetic from those figures, seasonal-use units are about 24.9 percent of all housing in Collier and 18.0 percent in Lee (U.S. Census Bureau, 2024).
Those are homes, not people, and they are survey estimates with margins of error, but they are the best primary measure of how many houses in the two counties sit empty for part of the year. Few industries can point to a public count of their addressable market. Home watch can.
The search demand is real too, if modest. In the Ft. Myers-Naples market, "home watch" averaged 140 searches a month and "home watch services" 110, and "home watch" was up 22 percent over the most recent three months (Google Keyword Planner, 2026). Much of the deciding happens from out of state, on searches that may not register as local at all, which is why the site has to work for an owner who has never seen your office.
The market, counted by the Census
The homes that sit empty, counted.
Housing units, all and seasonal-use. U.S. Census Bureau, American Community Survey 2020 to 2024 five-year estimates, tables B25004 and B25001, read October 15, 2026.

- “Those are homes, not people, and they are survey estimates with margins of error”
- “Few industries can point to a public count of their addressable market. Home watch can.”

Does Florida License Home Watch Companies?
We found no Florida statute and no Southwest Florida local code that creates a home watch license, and Florida has preempted most local occupational licensing: "The licensing of occupations is expressly preempted to the state" (Florida Statutes section 163.211, 2026). Some services a home watch company adds can still require other licenses.
Owners ask this first, and the honest answer has two parts.
In researching this page we read the state licensing statutes most likely to apply and searched ten Southwest Florida code libraries, including Collier and Lee counties and the Cities of Naples, Cape Coral and Fort Myers, for "home watch," "house watch" and "property watch." We found no license. The only hit was a Sanibel zoning table listing "Home inspection and home watch services" as a permitted use in a commercial district, which governs where an office may sit, not who may do the work (City of Sanibel, 2026).
State law also narrows what local governments can require. Florida provides that "the licensing of occupations is expressly preempted to the state," and that local licensing adopted before January 1, 2021 "expires on July 1, 2025" (Florida Statutes section 163.211, 2026). The local business tax receipt many companies hold is defined as a tax, "the method by which a local governing authority grants the privilege of engaging in or managing any business," not a professional license (Florida Statutes section 205.022, 2026).
The second part matters more for marketing. No home watch license does not mean every service is unregulated. Several things home watch companies commonly add, such as rental management, association work, guarding and repairs, are defined in other licensing statutes, and the next section shows where those lines are. We describe the statutes; whether a particular company's services cross one is a question for its attorney.

The Words on Your Website Can Put You in Another Licensed Trade
Florida defines a security officer as anyone who "for consideration, advertises as providing or performs bodyguard services or otherwise guards persons or property" (Florida Statutes section 493.6101, 2026). A home watch site that promises to guard or patrol homes is using the statute's own words.
For most trades, marketing copy is just marketing copy. For home watch, a few words can describe a different, licensed business.
The security services chapter defines a "security officer" as any individual who, "for consideration, advertises as providing or performs bodyguard services or otherwise guards persons or property," and a "security agency" as any person who "advertises as providing or is engaged in the business of furnishing security services" (Florida Statutes section 493.6101, 2026). Advertising is part of the definition. A page promising "security patrols" or "guarding your home while you are away" is describing that trade, not home watch.
Rentals are the second line. The real estate chapter defines a broker to include anyone who, for compensation, rents property for another, "and all persons who advertise rental property information or lists" (Florida Statutes section 475.01, 2026). A home watch company that also finds tenants or markets an owner's home for rent is near that definition.
Association work is the third. Florida provides that a firm "responsible for the management of more than 10 units or a budget of $100,000 or greater shall not engage or hold itself out to the public as being able to engage in the business of community association management" without a license (Florida Statutes section 468.432, 2026). And repairs are the fourth: the small-job exemption under $2,500 "does not apply" to "a person who advertises that he or she is a contractor" (Florida Statutes section 489.103, 2026).
The marketing lesson is precision. Describe what a home watch visit is, a visual inspection and a report, and list any added services together with the license that covers each one. We write home watch pages that way by default, because vague promises are both the legal risk and the weakest sales copy.
Four licensed lines
Which words put you in another licensed trade?
For home watch, a few words can describe a different, licensed business.
We describe the statutes; whether a particular company's services cross one is a question for its attorney.
Does your site promise to guard or patrol homes?
Do you find tenants or market owners' homes for rent?
Do you manage community associations?
Do you advertise repair work as a contractor?
Guard and patrol language describes the security trade.
“A page promising "security patrols" or "guarding your home while you are away" is describing that trade, not home watch.”
Rentals sit near the real estate broker definition.
“A home watch company that also finds tenants or markets an owner's home for rent is near that definition.”
Larger association work needs its own license.
“responsible for the management of more than 10 units or a budget of $100,000 or greater shall not engage or hold itself out to the public as being able to engage in the business of community association management”
Advertising as a contractor loses the small-job exemption.
“the small-job exemption under $2,500 "does not apply" to "a person who advertises that he or she is a contractor"”
Inspection and reporting: say exactly that.
“Describe what a home watch visit is, a visual inspection and a report, and list any added services together with the license that covers each one.”

What Exactly Is a Home Watch Visit? Define It on the Page
The National Home Watch Association, a trade association, describes home watch as "a visual inspection of a home or property, looking for obvious issues" (National Home Watch Association, 2026). Owners who cannot see the work need the scope written down: what is checked, how it is documented and what happens when something is wrong.
An absentee owner is buying something they will never watch happen. The page has to make it concrete.
The National Home Watch Association, which describes itself as a trade association founded in 2009, defines home watch as "a visual inspection of a home or property, looking for obvious issues" (National Home Watch Association, 2026). Its Southwest Florida chapter page lists services its members offer, including "Pre-Storm Preparation Assistance & Post Storm Inspections" and "Vendor Access Service," and storm-prep tasks such as "Take Time & Date Stamped Pictures / Videos for Documentation" (National Home Watch Association, 2026).
That gives a company the structure for its most important page: a visit checklist in plain language, a sample report with real photographs and timestamps, the response when a problem is found, and a clear line between inspection and repair. An owner comparing three companies will choose the one whose report they can picture.
Frequency and pricing pages follow from the same logic. We do not publish a recommended visit frequency here, because no primary source sets one, and neither should a company present its preferred schedule as a rule. Explain what drives the right frequency for a particular home, and let the owner choose.

Accreditation Is How Owners Vet a Stranger With Their Keys
National Home Watch Association accreditation includes "a criminal background check on all company principals" and "proof of proper insurance and bonding, which must be maintained continuously," with companies "reaccredited annually" (National Home Watch Association, 2026). In a trade with no state license, those are the checkable proofs.
With no state license to display, trust rests on what an owner can verify from a thousand miles away.
The National Home Watch Association lists its accreditation process as including "a criminal background check on all company principals," "consumer affairs and Better Business Bureau checks/inquiries," and "proof of proper insurance and bonding, which must be maintained continuously," and states that "NHWA-accredited companies are reaccredited annually after undergoing the full vetting process again" (National Home Watch Association, 2026). The Florida Home Watch Association, a separate private association founded in 2014, asks members to "pass a criminal background check" and "provide a current Certificate of Insurance & Bonding" (Florida Home Watch Association, 2026).
Both are trade associations, not government bodies, and a website should say so rather than letting a badge imply a license. Presented honestly, they are still the strongest trust signals in the trade, because they bundle exactly the checks an owner would otherwise have to run alone.
The page that converts shows each proof with a way to confirm it: the accreditation with a link to the association's directory, the insurance and bonding with the option to request a certificate, and the owners and staff by name. That is how a locksmith or a trade with no state license earns trust too, and home watch is the purest case of it.

Can a Home Watch Company Get Into a Condo After a Hurricane?
During a declared state of emergency, a condominium association "may not prohibit unit owners, tenants, guests, agents, or invitees of a unit owner from accessing the unit" when access is needed for habitability, health or safety, subject to reasonable restrictions (Florida Statutes section 718.1265, 2026). HOA law has a parallel rule for common areas.
After a storm, the owner up north wants one thing: someone they trust inside their home, fast. Florida law speaks to that directly, and very few home watch sites explain it.
The condominium emergency powers statute provides that during a state of emergency declared by the Governor, an association "may not prohibit unit owners, tenants, guests, agents, or invitees of a unit owner from accessing the unit" for ingress and egress when access is necessary for "the habitability of the unit or for the health and safety of such person," unless a governmental order prohibits it, and that "any such access is subject to reasonable restrictions adopted by the association" (Florida Statutes section 718.1265, 2026). The HOA statute gives parcel owners' "agents" a parallel right to access common areas and facilities in the same circumstances (Florida Statutes section 720.316, 2026).
Associations have their own rights, and the page should not blur them. A condo association has "the irrevocable right of access to each unit during reasonable hours" when necessary for maintenance or "to prevent damage to the common elements or to a unit" (Florida Statutes section 718.111, 2026). And the board "may operate hurricane protection without permission of the unit owners only if such operation is necessary to preserve and protect the condominium property" (Florida Statutes section 718.113, 2026).
A storm-access page that explains the owner's authorization, the documents a home watch company carries as the owner's agent, and how it coordinates with the association is exactly what a worried owner searches for in hurricane season. It is a description of the statutes, not legal advice for any building.

Hurricane Season Duties, Shutters and the 30-Day Question
Unincorporated Lee County treats boarded-up buildings as a public nuisance "except when placed for temporary hurricane protection and removed within 30 days" (Lee County, 2026). For the home whose owner is away, the question of who closes and opens the shutters is a home watch service with a deadline.
Storm season turns home watch from a convenience into a service owners actively shop for.
Lee County's land development code declares "the existence of any of the following conditions" a public nuisance, including "buildings that are boarded up, except when placed for temporary hurricane protection and removed within 30 days," in the unincorporated county (Lee County, 2026). The code does not say what the 30 days run from, so a page should quote it rather than restate it. Lee's 2026 All Hazards Guide tells residents to "secure items in and around your home before tropical storm force winds arrive" (Lee County, 2026), which for an absent owner means someone else has to do it.
Collier County's 2026 hurricane season notice adds two points worth putting on a home watch site: "Insurance companies often suspend new policy issuance or coverage changes as soon as a tropical watch is issued," and owners should "take a quick video walkthrough of every room and the exterior of your home" (Collier County, 2026). A dated, documented pre-storm visit is that walkthrough, done by someone who is there.
Build a storm page with the pre-storm checklist, the post-storm inspection, how photographs are timestamped and delivered, and who handles shutters, with the licensed partner named if your team does not install them. Our hurricane shutter SEO page covers the shutter trade itself, which many home watch companies refer to.

What Insurers Mean by a Seasonal Home
Citizens Property Insurance defined a seasonal home in a 2023 rate bulletin as one "with continuous unoccupancy of three (3) or more consecutive months during any one policy year period" (Citizens Property Insurance, 2023). Owners who meet that description have reasons to want their home checked and documented.
Insurance is one of the reasons owners hire home watch, and one of the easiest places for a website to overreach.
Florida's state-backed insurer described its terms in a 2023 bulletin: "Seasonal is considered a home with continuous unoccupancy of three (3) or more consecutive months during any one policy year period," and a secondary residence as one that "does not have continuous unoccupancy of three or more consecutive months" (Citizens Property Insurance, 2023). Citizens also notes, in describing one of its policy types, that water damage "accounts for roughly half of all Citizens' homeowner claims" (Citizens Property Insurance, 2026).
Those two facts explain much of the value of a home watch visit: an empty home for months, and water as the most common loss. What they do not do is set any requirement for inspections. We did not find a Florida insurer rule requiring a specific inspection schedule or water shutoff for seasonal homes, so a responsible page tells owners to read their own policy and ask their agent, and never claims a visit is required by insurance or will lower a premium.
The honest version is still persuasive: a dated record of the home's condition, prompt discovery of a leak, and documentation an owner can share with their own carrier. Leaks found early are the work our water damage restoration clients are called for, and home watch companies are often the ones who find them.

Marketing to Owners Who Search From Out of State
In the Ft. Myers-Naples market, "home watch" averaged 140 searches a month with a top-of-page bid of only $1.19 to $6.88 (Google Keyword Planner, 2026), and nationally "home watch marketing" averaged 30 (Google Keyword Planner, 2026). Low bids and an out-of-state buyer make organic content and referrals the main channels.
The home watch buyer does not behave like a local emergency caller, and the site should not be built like one.
Search volume in the local market is modest and the click is cheap. We measured "home watch" at 140 searches a month with a top-of-page bid range of $1.19 to $6.88, and "home watch services" at 110, in the Ft. Myers-Naples DMA on October 15, 2026 (Google Keyword Planner, 2026). The buyer often searches from home in another state, sometimes months before they leave Florida, and often after a neighbor, association manager or realtor mentions a name.
That favors three kinds of pages. Neighborhood and community pages for where you actually work, written with real detail, because an owner searches their community's name. Partner pages for the people who refer owners: condo managers, realtors and insurance agents. And the trust pages above, the visit definition, accreditation, storm access and insurance explainer, which an owner reads at length before handing over keys.
The map pack and reviews still matter, because the owner's neighbor will check them. A steady flow of reviews from real clients and a complete Business Profile with real photographs of reports and staff confirm what the website claims.

Is a home watch company the same as a property manager?
No. Home watch is inspection and reporting. Renting or advertising a home for rent on an owner's behalf falls within Florida's real estate broker definition (Florida Statutes section 475.01, 2026), and managing a larger community association requires its own license. What to Build First: Home Watch Company SEO in Naples and Fort Myers
Start with a language audit against the security, real estate, association and contracting definitions, then the visit definition and sample report, the accreditation and insurance page, the storm access page and the insurance explainer. Then community pages and partner pages for the people who refer owners.
A concrete order of work for a Southwest Florida home watch company.
First
the language audit: replace guarding and patrol language with inspection and reporting, separate rental, association and repair services and show the license behind each, and label trade association badges as what they are.
Second
the visit definition page with a sample report.
Third
the accreditation, background check, insurance and bonding page with ways to verify each.
Fourth
the storm pages: pre-storm, post-storm, condo and HOA access during a declared emergency, and shutters.
Fifth
the insurance explainer written with the care described above.
Sixth
Sixth, community pages and referral partner pages.
Then
the places. Condo and HOA access rules belong on every city page, from Naples to Bonita Springs, while pages serving unincorporated Lee County near Fort Myers and Cape Coral can also explain the county's 30-day boarded-building rule. A page about a place should contain things only someone who checks homes there would write.
If you would rather have this built and maintained than written between visits, that is what we do, month to month, from Naples.
