# Impact Window and Door SEO That Answers the Code Before the Quote

Impact window and door SEO in Southwest Florida has a vocabulary problem before it has a ranking problem. Homeowners here type "hurricane windows" almost as often as "impact windows," agencies borrow Miami-Dade jargon that does not describe Collier or Lee, and the rules that actually decide a Naples sale, from remodel triggers to the wind mitigation form, go unexplained on most installer websites.

## What Do Naples Homeowners Actually Type: Impact Windows or Hurricane Windows?

Both, and in measurable proportions. In the Ft. Myers-Naples market, "impact windows" averaged 260 searches a month, "hurricane windows" 170, "impact doors" 70, "impact windows and doors" 30 and "impact window installation" 20 ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)). A site written only in installer vocabulary misses the buyer's own words.

Start with the words, because they decide which pages get found at all.

We measured this market in Google Keyword Planner on October 15, 2026, for the Ft. Myers-Naples DMA over the preceding twelve months ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)). "Impact windows" averaged 260 searches a month, "hurricane windows" 170, "impact doors" 70, "impact windows and doors" 30 and "impact window installation" 20 ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)). The same read showed the top-of-page bid range for "impact windows" running from $14.18 to $60.00 ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)), which is the market telling you what a click is worth.

Three things follow. "Hurricane windows" is not slang to be corrected; it accounts for 170 of the 430 searches split between those two terms ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)), so it belongs in headings and service descriptions next to "impact windows." Doors are searched as their own product, which argues for door pages rather than a line at the bottom of a window page. And "installation" is a small share of the language, because people search for the outcome, not the trade task.

The same read also showed a trend worth planning around: year over year, "impact windows" searches in this market were down 46 percent ([Google Keyword Planner, 2026](https://ads.google.com/home/tools/keyword-planner/)). Demand in this trade spikes after storms and fades as memories do. A program built in a quiet year is the one that is ready for the next loud one.

## Collier and Lee Are Not in the High-Velocity Hurricane Zone, So Stop Writing Like They Are

The Florida Building Code defines the High-Velocity Hurricane Zone narrowly: "This zone consists of Broward and Miami-Dade counties" ([Florida Building Code Residential definitions, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-2-definitions)). Southwest Florida installers work under the statewide wind-borne debris provisions, and their content should say so.

Much of the impact window marketing on the web was written for Miami. You can tell because it leans on NOA numbers and HVHZ language as if they applied everywhere.

They do not. The code's definition is short: "HIGH-VELOCITY HURRICANE ZONE (HVHZ). This zone consists of Broward and Miami-Dade counties" ([Florida Building Code Residential definitions, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-2-definitions)). Everywhere else, protection of openings turns on the wind-borne debris region, defined as areas "within 1 mile (1.61 km) of the mean high water line where an Exposure D condition exists upwind at the waterline and the ultimate design wind speed, Vult, is 130 mph (58 m/s) or greater," or "in areas where the ultimate design wind speed, Vult, is 140 mph (63.6 m/s) or greater" ([Florida Building Code Residential definitions, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-2-definitions)).

Inside that region the residential code is direct: "Exterior glazed openings in buildings located in windborne debris regions shall be protected from windborne debris," and the protection must meet the large missile test of ASTM E1996 and ASTM E1886, "TAS 201, 202 and 203, or AAMA 506, as applicable" ([Florida Building Code Residential section R301.2.1.2, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-3-building-planning)). A Miami-Dade notice of acceptance is one route to showing a product qualifies, alongside Florida product approval, but it is not the Southwest Florida rulebook.

Why this matters for search: a homeowner in Bonita Springs who reads "HVHZ-rated" on your site and "Florida product approval" on a competitor's is being asked to resolve your jargon. Write for the code your customers live under, explain where a Miami-Dade approval fits, and leave the reader less confused than you found them. We do not publish the design wind speed for any particular address, because the code maps are the authority and the county confirms it per permit; your site should send owners there too.

03 / 10

## Why a Naples High-Rise Window Is Tested Differently From a Ranch Window

The building code splits impact testing by height: glazed openings "within 30 feet (9144 mm) of grade shall meet the requirements of the large missile test of ASTM E1996," while those "more than 30 feet (9144 mm) above grade shall meet the provisions of the small missile test" ([Florida Building Code Building section 1609.1.2, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-16-structural-design)). Condo towers and single-family homes are different products and deserve different pages.

Naples and Bonita Springs have a coastline of condominium towers, and the code treats their upper floors differently from a single-story home a mile inland.

Under the Florida Building Code, Building, glazed openings in wind-borne debris regions "shall be impact resistant or protected with an impact-resistant covering," and the test depends on height: openings "located within 30 feet (9144 mm) of grade shall meet the requirements of the large missile test of ASTM E1996," and openings "located more than 30 feet (9144 mm) above grade shall meet the provisions of the small missile test of ASTM E1996" ([Florida Building Code Building section 1609.1.2, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-16-structural-design)).

That single distinction creates two markets with different buyers. The single-family owner is choosing for one house and usually decides alone. The condo unit owner is choosing within an association's adopted hurricane protection specification, often on a building-wide schedule, with a property manager and a board in the loop. We cover how those association decisions work on our [hurricane shutter SEO](https://seoeliteagency.com/seo-for-hurricane-shutter-companies/) page, because the same statute governs shutters and windows.

For the website, the implication is a high-rise page and a single-family page, each written for its own buyer, test standard and approval path. A generic "residential impact windows" page tries to speak to both and persuades neither. It is also the page a property manager forwards to a board, so it should read like a document, not a flyer.

## The $50,000 Remodel Rule Most Window Sites Never Mention

In the wind-borne debris region, permitted work estimated at $50,000 or more on a site-built single-family home with an insured value of $750,000 or more must include "opening protections as required within this code or Florida Building Code, Residential for new construction" ([Florida Building Code Building section 105.15, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-1-scope-and-administration)). In Naples, that describes a great many renovations.

This is the most commercially important rule in the trade, and the one we almost never see on an installer site.

The Florida Building Code provides that when an activity requiring a building permit, other than roof covering work, "for which the estimated cost is $50,000 or more for a site built single-family detached residential structure that is located in the wind-borne debris region" and that "has an insured value of $750,000 or more" is applied for, "opening protections as required within this code or Florida Building Code, Residential for new construction shall be provided" ([Florida Building Code Building section 105.15, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-1-scope-and-administration)). The same requirement is written into Florida law, which says such work "must include provision of opening protections as required within the Florida Building Code for new construction" ([Florida Statutes section 553.844, 2026](https://www.flsenate.gov/Laws/Statutes/2026/553.844)).

Read that against the Naples housing stock. A kitchen and bath remodel on a home insured above $750,000 can cross the $50,000 line quickly, and when it does, the openings come into the job whether the owner planned for them or not ([Florida Building Code Building section 105.15, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-1-scope-and-administration)). The people who learn this first are general contractors, architects and the owners themselves, usually from a building department.

So the content plays write themselves. A plain explainer of the rule with the code section named. A page for remodeling contractors and architects who need an opening protection partner on these jobs. A sentence on every renovation-adjacent page telling owners to check before they budget. That is a referral channel and a search channel built on one fact, and it is not a fact a national competitor will think to publish.

As always, this is a description of the code, not advice on a specific project. The building official decides how it applies to a given permit.

## Teach Buyers to Read the Window Label Before They Sign

The residential code requires a label showing "the product model/series number, positive and negative design pressure rating, product maximum size tested, impact-resistance rating if applicable," and the "Florida product approval number or Miami-Dade product approval number" ([Florida Building Code Residential section R609, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-6-wall-construction)). The temporary label stays on until the building official's final approval.

Every impact window arrives with its credentials printed on it. Very few installer sites show buyers how to read them.

Under the residential code, exterior windows and sliding doors "shall be tested by an approved independent laboratory," and a permanent or temporary supplemental label must identify the manufacturer, "the product model/series number, positive and negative design pressure rating, product maximum size tested, impact-resistance rating if applicable, Florida product approval number or Miami-Dade product approval number applicable test standard(s)" ([Florida Building Code Residential section R609, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-6-wall-construction)). The code adds that "the temporary supplemental label shall remain on the window or door until final approval by the building official" ([Florida Building Code Residential section R609, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-6-wall-construction)).

That label is a ready-made piece of content. A page that shows a real label from a series you install, explains each field in plain language and tells the owner to leave it on until final inspection does three jobs at once. It educates, it proves you install approved product, and it gives the buyer a checklist to hold every other quote against.

Doors get the same treatment with different standards. Exterior side-hinged doors "shall be tested and labeled as conforming to AAMA/WDMA/CSA 101/I.S.2/A440 or ANSI/WMA 100" ([Florida Building Code Residential section R609, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-6-wall-construction)). Garage door glazed opening protection must meet "an approved impact-resisting standard or ANSI/DASMA 115" ([Florida Building Code Residential section R301.2.1.2, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-3-building-planning)). Entry doors, sliders and garage doors are searched separately and tested separately, so give each its own page.

## Same-Size Replacements Got Easier in 2024, and Buyers Should Hear It From You

Florida law now says "sealed drawings by a design professional are not required for the replacement of windows, doors, or garage doors" in an existing one- or two-family home or townhouse when four conditions are met, including installation per the manufacturer's instructions and the same size and opening ([Florida Statutes section 553.73, 2026](https://www.flsenate.gov/Laws/Statutes/2026/553.73)).

Permits are where many replacement projects stall, so a change that removes a step is worth publishing.

Florida directed the building commission to state "that sealed drawings by a design professional are not required for the replacement of windows, doors, or garage doors in an existing one-family or two-family dwelling or townhouse," provided that the products are "installed in accordance with the manufacturer's instructions for the appropriate wind zone," that they "meet the design pressure requirements in the most recent version of the Florida Building Code, Residential," that "a copy of the manufacturer's instructions is submitted with the permit application," and that they are "the same size and are installed in the same opening" ([Florida Statutes section 553.73, 2026](https://www.flsenate.gov/Laws/Statutes/2026/553.73)).

Cape Coral put the practical consequence in writing. From May 1, 2025, for window, door and garage door replacements, "the manufacturer's installation instructions must be submitted as part of the permit application process," and the approved instructions and related documents "are required to be printed and on-site" ([City of Cape Coral, 2025](https://www.capecoral.gov/Documents/Departments/Development%20Services/Notice%20to%20Industry/Window%20and%20Door%20Manufacturer%20Specifications%20-%20NTI%204-8-25%20Effective%205-1-25.pdf)).

A replacement page that explains this in plain words, separates same-size jobs from new or enlarged openings, and tells the owner what paperwork you handle answers the question that delays most decisions: how much hassle is this going to be. Cape Coral's own guidelines draw the same line, listing a Window and Door Installation Specialty Contractor among those who may apply for a size-for-size permit, while a new or modified opening requires a general, building or residential contractor or an owner-builder, with an "Architectural Structural Plan" among the required documents ([City of Cape Coral, 2026](https://www.capecoral.gov/Documents/Departments/Development%20Services/Notice%20to%20Industry/Window%20and%20Door%20Manufacturer%20Specifications%20-%20NTI%204-8-25%20Effective%205-1-25.pdf)).

## What Lee County Asks For When a Window Is Not Impact Rated

Lee County requires "a Commercial or Residential Windows, Doors, Shutters permit" to "install, alter or replace shutters and size-for-size windows and doors," and its application makes non-impact openings show their protection, either new shutters or the permit number of existing ones ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)).

Permit pages are unglamorous and they convert, because a buyer who understands the process stops comparing it.

Lee County's exterior openings guide says plainly that "a Commercial or Residential Windows, Doors, Shutters permit is required to install, alter or replace shutters and size-for-size windows and doors," and that a project which is not a size-for-size replacement, "such as enclosing a lanai," requires an alteration permit instead ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)). It also states that "product approval numbers are required for any products as described in F.A.C. 61G20-3.001," and that applicants "should ensure that the Product Approval to be used is for the site conditions (wind speed, exposure, etc.)" ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)).

The county's application form then asks, for non-impact openings, which option applies: installing shutters, or the permit number of existing shutters ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)). Its product approval index sheet states that "PRODUCT APPROVALS/NOAs MUST BE ONSITE AT TIME OF INSPECTION" ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)). Mobile homes are treated differently: "If replacing windows/doors on a Mobile Home, Impact protection is not required unless the work is occurring on a Mobile Home Addition" ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)).

That is a page outline already. What the county requires, which openings need protection and how, what you prepare and bring to inspection, and how mobile homes differ. Write it per jurisdiction you pull permits in, put a date on it, and revisit it when the forms change. Collier County files windows, doors and shutters under one permit type that asks for every product's approval number, which our [shutter SEO](https://seoeliteagency.com/seo-for-hurricane-shutter-companies/) page walks through.

## One Old Slider Can Undo a Whole-House Mitigation Credit

The state wind mitigation form asks for "the WEAKEST form of wind-borne debris protection installed on the structure," across all openings "including windows, doors, sliding glass doors, skylights, and garage doors," and states that "buildings with openings that need replacement do not qualify for wind mitigation rate differentials" ([Florida Office of Insurance Regulation, 2026](https://floir.gov/docs-sf/property-casualty-libraries/product-review/all-forms/form-oir-1802-adopted-version-(no-watermark).pdf)).

This is the strongest honest argument for a whole-house package, and it comes straight from the inspection form.

The current uniform mitigation verification form, OIR-B1-1802 (Rev. 04/26), asks: "What is the WEAKEST form of wind-borne debris protection installed on the structure? This category includes all openings in the wall and roof including windows, doors, sliding glass doors, skylights, and garage doors" ([Florida Office of Insurance Regulation, 2026](https://floir.gov/docs-sf/property-casualty-libraries/product-review/all-forms/form-oir-1802-adopted-version-(no-watermark).pdf)). It adds that "all openings (windows, doors, and skylights) must be in good condition," and that "buildings with openings that need replacement do not qualify for wind mitigation rate differentials, regardless of the presence/absence of other features" ([Florida Office of Insurance Regulation, 2026](https://floir.gov/docs-sf/property-casualty-libraries/product-review/all-forms/form-oir-1802-adopted-version-(no-watermark).pdf)).

Translate that for a homeowner and it becomes clear why replacing the front windows and leaving a tired slider and an original garage door can disappoint. The weakest opening sets the answer for the house. A page that explains this in the form's own language, without promising any discount, is more persuasive than any amount of "save on insurance" copy, and it naturally leads to the doors.

Two cautions belong on that page. Do not quote a premium reduction, because what an insurer does with the form depends on the policy and the filing. And date the page, because this form was revised in 2026 and anything quoting the older version is now out of date. Our [guide to impact window buyer questions](https://seoeliteagency.com/impact-window-shutter-seo/) covers the statute behind the discounts themselves.

## My Safe Florida Home Names the Contractor, So Make Your License Easy to Find

A My Safe Florida Home grant application "must include a statement from the applicant which contains the name and state license number of the contractor," and "the program must verify that the contractor's state license number is valid" ([Florida Statutes section 215.5586, 2026](https://www.flsenate.gov/Laws/Statutes/2026/215.5586)). Your license number is part of the buyer's paperwork.

The state grant program is a demand driver for openings work, and it puts the installer's credentials directly into the application.

Florida law requires that a grant application name "the intended contractor for the mitigation work" with that contractor's state license number, and that "the program must verify that the contractor's state license number is valid" ([Florida Statutes section 215.5586, 2026](https://www.flsenate.gov/Laws/Statutes/2026/215.5586)). All mitigation under the program "must be performed by properly licensed contractors" ([Florida Statutes section 215.5586, 2026](https://www.flsenate.gov/Laws/Statutes/2026/215.5586)). The program's own guidance adds that "you must receive grant approval BEFORE beginning construction" and that it "no longer maintains a list of authorized contractors" ([My Safe Florida Home, 2026](https://mysafeflhome.com/faqs-2/)).

With no program list to be found on, the homeowner finds you the usual way and then needs your license number for the form. Put it on the site, in the footer and on the grant explainer page, matching your Business Profile exactly. The state also created a voluntary certified specialty category for "window and door installation, including garage door installation and hurricane or windstorm protection," which the statute says "does not create a mandatory licensing requirement" ([Florida Statutes section 489.113, 2026](https://www.flsenate.gov/Laws/Statutes/2026/489.113)). Whatever credential you hold, the grant program has made it a conversion detail.

Program rules and eligibility change from one legislative session to the next, and the 2026 text limits grants to low- and moderate-income applicants, so send owners to the program to confirm their own eligibility rather than promising it.

**ChatGPT
Do I need impact windows if I live in Naples?
It depends on whether the property is in the wind-borne debris region and what work is being permitted. The code requires glazed openings in that region to be "protected from windborne debris," either with impact-rated products or approved coverings such as shutters ([Florida Building Code Residential section R301.2.1.2, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-3-building-planning)). The building department confirms how it applies to a specific address. This is not code advice.

**Google AI Mode
Is a Miami-Dade NOA required for windows in Collier or Lee County?
Not as such. The High-Velocity Hurricane Zone "consists of Broward and Miami-Dade counties" ([Florida Building Code Residential definitions, 2023](https://codes.iccsafe.org/content/FLRC2023P1/chapter-2-definitions)). Outside it, products show compliance through Florida product approval or other approved methods, and a Miami-Dade notice of acceptance is one of those methods rather than the only one. Lee County's product approval index sheet, for example, names "PRODUCT APPROVALS/NOAs" together ([Lee County, 2025](https://www.leegov.com/dcd/PermittingDocs/Exterior%20Openings%20Guide.pdf)).

**Perplexity
Does remodeling my house mean I have to add impact windows?
It can. In the wind-borne debris region, permitted work estimated at $50,000 or more on a site-built single-family home with an insured value of $750,000 or more must include opening protection to new-construction standards ([Florida Building Code Building section 105.15, 2023](https://codes.iccsafe.org/content/FLBC2023P1/chapter-1-scope-and-administration)). Ask the building department early, before the budget is set.

**Gemini
Do I need an engineer to replace my windows?
Often not for a same-size replacement on a one- or two-family home or townhouse. Florida says sealed drawings are not required when the products are installed per the manufacturer's instructions, meet current design pressure requirements, the instructions are submitted with the permit, and they are "the same size and are installed in the same opening" ([Florida Statutes section 553.73, 2026](https://www.flsenate.gov/Laws/Statutes/2026/553.73)). New or enlarged openings are different.

**Copilot
Why did my wind mitigation inspection not give credit for my new windows?
The form grades "the WEAKEST form of wind-borne debris protection" across every opening, including sliding glass doors and garage doors, and "buildings with openings that need replacement do not qualify for wind mitigation rate differentials" ([Florida Office of Insurance Regulation, 2026](https://floir.gov/docs-sf/property-casualty-libraries/product-review/all-forms/form-oir-1802-adopted-version-(no-watermark).pdf)). One unprotected or damaged opening can set the answer for the house.

**Claude
Can My Safe Florida Home pay for impact windows?
The program funds opening protection, including exterior doors, garage doors, windows and skylights, when recommended by its inspection, and the application must name a licensed contractor ([Florida Statutes section 215.5586, 2026](https://www.flsenate.gov/Laws/Statutes/2026/215.5586)). Approval must come before construction starts, and eligibility rules changed in 2026, so confirm directly with the program.

## What to Build First: Impact Window and Door SEO in Naples and Fort Myers

Start with the pages that answer code and paperwork questions: the remodel trigger, high-rise versus single-family, the label, same-size permits and the wind mitigation form. Then split products by opening type, and run the Business Profile and reviews as their own track.
A practical order of work for a Southwest Florida impact window and door company.

- First a vocabulary and compliance pass: use the buyer's words, including "hurricane windows," replace Miami-Dade jargon with the rules that apply here, and make sure every claim that a product is hurricane or impact rated traces to its approval.

- Second the decision pages: the $50,000 remodel rule, the high-rise page, the label guide and the wind mitigation explainer.

- Third separate product pages for windows, sliding glass doors, entry doors and garage doors.

- Fourth permit pages for each jurisdiction you work in, and a My Safe Florida Home explainer that puts your license number where an applicant needs it.

- Fifth the map pack, which runs on [Google Business Profile](https://seoeliteagency.com/google-business-profile-optimization-services/) categories, service areas, photographs of real installs and a steady flow of [reviews](https://seoeliteagency.com/review-generation-services/).

- Then the places, written by someone who installs there. Build each city page on the rules that apply there: Cape Coral's size-for-size and new-opening guidelines for [Cape Coral](https://seoeliteagency.com/cape-coral-seo-services/), Lee County's exterior openings guide for unincorporated areas near [Fort Myers](https://seoeliteagency.com/fort-myers-seo-services/), and the $50,000 rule and high-rise testing split wherever they apply, from [Naples](https://seoeliteagency.com/naples-seo-services/) to [Bonita Springs](https://seoeliteagency.com/bonita-springs-seo-services/). Our [construction SEO](https://seoeliteagency.com/seo-for-construction/) work supplies the remodeling partners who run into the $50,000 rule first.

If you would rather have this built and maintained than written between installs, that is what we do, month to month, from Naples.
